BUSINESS DESCRIPTION
The owner of this large, 40+ bed nursing home will retire soon and wishes to lease the home to an experienced nursing home operator. The home is registered with RQIA, the regulatory body for Northern Ireland, to provide nursing care to the elderly and disabled and to provide day care to the disabled.

As the home was purpose-built the rooms are large and airy, with attractive views over the local countryside. In recent years the furniture in the rooms has been upgraded and high quality profile beds with pressure reducing mattresses installed. There are large, brightly painted day rooms available for residents.

There is a full management team in place, capable of running the home on behalf of a new lessee.

Expansion Potential
Because of its physical location the nursing home has registered with the Health Services Executive (HSE) in the Republic of Ireland to care for the elderly. The HSE pays a higher weekly residential rate than the Northern Ireland Hospital Trusts. The home already draws a small number of residents from the Republic of Ireland and a new operator would benefit from having a higher number of these residents.

The owner has plans to extend the nursing home. This would significantly increase the weekly income for a new operator and as the increase in costs would be much less than the increase in income, overall there would be a large increase in net profit.
